伊市（EASTVALE)
伊市于2010年10月1日脱离了Corona城市的管辖，正式成立，。成为
一个新兴的城市。原属於Corona北部地区，是牧区和农业区，从2000
年开始，有十几家大建筑商，联合开发这片区域，这个城市占地33.9
平方公里，陆地面积为32.4平方公里。有十三座公园，街道规划非常
宽大、气派，具有大城市的风范。伊市目前人口接近5万，2008至
2009年之间，由於房地产价格回落，有许多地产商停止了房子的建筑。
在2006年房屋高峰斯的时候，这个地区的房子曾卖到过70万美元，
但目前同类房子的价位只有35到40万之间。
伊市房子的四大特点：
1．房子新、居民素质高：这里的房子清一色都是2000年後建的房子，大尺寸的家庭房，平均尺寸超过三千尺以上，小的也有二千多尺。目前二手屋的平均售价大约在$110-$120/每平方英尺。低於房屋的建筑成本。所以有许多投资者或者有子女的家庭会非常喜欢这个区域。
一个好的城市有一个很重要的因素，是房子的新旧和房子的品质。好区的条件通常和房子的一致性有关。举例来说，像波莫拿城市，是一所旧城，墨西哥裔占很大比例，帮派横行。所以房价和居民的水平形成恶性循环，房价低，居民水准低。有钱人不愿在这个地区买房。给一般人形成不良的印像之後，好的居民就不会再搬入了。所以好区的形成需要房子的统一性。
好的城市房价高，居民的水准高，越有钱的人越要住进去，同时学区也就越好。由於居民的素质高，对子女教育的要求也越高，所以对学区的要求也高。房子的统一性是地区成长的要鉴。
伊市是一个新成立的城市，没有旧城的包袱，这三、四年间金融危机的影响，造成屋主的汰换，这些新屋主的素质比较高，同时注重子女的教育，所以伊市的学区也会越来越好。因此，在2010年到2020之间，它将成为华人最喜爱的城市之一。
2． 地理位置好：伊市的地理位置非常好，它距奇诺岗只有十分钟的车程，位於71、60、15、91四条高速公路中间，毗邻河边市、圣伯诺汀诺、橙县和洛杉矶县，交通十分便利。
3．学区好：伊市的学区分数在近年内猛增，由於新近迁入的屋主的经济实力较强，重视子女的教育。由於伊市的房子大部是家庭房，几乎都有有子女的家庭住在这个区域。家长的素质越高，对子女教育也越关注，因此它的学区的分数越来越好，也就在意料之中了。近几年中国人迁入伊市的比例越来越高，大家都知道中国人家长相对来说比较注重子女的教育。所以华人越多的城市，学区的分数通常也越来越好。去年伊市的一所小学的分数已经超过九百分以上，其它的几所小学的分数也相当接近。
4．房价低：以现在市场房价来看，伊市的价格非常低，它比奇诺岗低45%，比钻石吧低55%，比库卡芒卡牧场低30%。房价可以参考“房源搜寻”。
